The accommodation sleeps 12 comfortably with four bedrooms including a king-size with en-suite, two twin rooms and a family room with king-size double plus two singles. There's also a sofa bed in the snug. The bathroom features a freestanding bath and separate shower. Full Sky HD and WiFi mean you won't miss your shows while getting away from it all.

The property was ideal for a large family with a large lounge and cosy log fire. We had 6 adults and 5 children rangeing from 9 months to 9 years around the dining table. The hot tub was enjoyed by all who ventured out there. A fine Christmas get together.

We had a brilliant stay at Sykes cottage it was spacious, clean and wellequipped and we loved the hot tub! The team were super friendly and helpful and even got a Christmas tree for us. Would completely recommend!
I booked this for a special birthday, a group of 11 girls. Upon arrival I noticed the outside of the property didnt look very tidy. Kids bikes and toys everywhere. Once inside the property is OK, its nice and big and spacious, but there's kids toys everywhere, could do with a toy box. I had to go round and move the toys. There are book shelves rammed with books, they look like they are going to collapse and it looks a mess. The place is full of cobwebs and could do with a good dusting. Curtains hanging of the rails, and the oven is manky. As the weekend continued we stumbled upon a few issues. This property, although advertised for 12 people, definitely doesn't cater for 12. There isnt enough plates, bowls or cutlery to feed 12. The table only sits 8, there's 12 chairs, but they wont fit around the table. Not enough toilet roll left for 11 people. Luckily we took extra. The next day we woke up to a freezing house. But there's a lock on the heating, so I had to ask for it to be put on, but it wasn't And there wasn't anything to start the fire with. I messaged the owner again for the heating to be put on, or some fire lighters so we could get the fire going. I was told there wasn't any and he would ask someone to put it on. Again it wasn't put on, so we went out. Came back still no heating. Its November and the property is open plan, so its cold, everyone was dithering and had blankets wrapped round them. After another day of being cold, we all decided to leave. Another member of our party managed to speak to him and asked about why it wasnt put on. She explained we were cold. He then went on his phone and told us the times we had had the heating on during our stay. Which was multiple times, but in short spurts. He then commented that heating is expensive, costs him 2k, which isnt really the guests problem, and that some people take the mick with heating, so he has a lock on it. Which just proves he doesn't put it on because of the cost.We commented that he should have it on a steady temperature this time of year, and it would be cheaper for him to do so, Or leave equipment to make a fire. He then came back again and said that it says in the manual that you need to maintain the fire yourself we tripple checked and it doesnt. Had we know this, we would have brought firelighters etc as many of us in the group have a burner at home, so could have easily brought the stuff, or had it been mentioned it at the time of booking, we would have brought it. Had I been there with my kids, I would have left earlier, because of the cold. Upon leaving the property we cleaned as best we could with no cleaning equipment, just a vacum, they need to get a cleaning cuboard we stripped the bed and my God, the mattress was VILE!!! Had I seen the mattress at the beginning of the stay, I absolutely would not have slept on it, there's no protectors on the beds. There's silly stuff like the cubaords are full of crap, the doors are screwed shut with door hinges. The en suite shower temperature is stuck on a very high heat, kids couldnt shower in it, the water is to hot and the floor is deadly. The shower screen in the main bathroom has screws sticking out the door handle. Perfect eye height for kids. There's just loads of little things, small stuff that wouldn't cost much, to just make it better. The photos on the website isnt a good reflection of the house, and has changed slightly. I would say that the owner has decided to make a quick buck by splitting his home and he owns many properties on the site but has underestimated the effort and time it takes to run a holiday rental and cant be bothered to bring it up to scratch. It's a lovely home and its big, it just needs a good clean and some maintenance. I wouldn't stay here again.

A lovely stay for a week in a beautiful setting. The house was very cosy with a log burner, comfy sofas and sky TV. Hot tub was a big plus and provided some extra luxury for the stay. Owner was really friendly, helpful and accommodating. Overall a pleasure to stay. There's a sofa bed in the snug room so fitted 12 comfortably.
We enjoyed the house and the view. There were a lot of local attractions to go to. We fished all week on the lakes provided which fished well. Log burner was good in the evenings and the whole family enjoyed the hot tub. Kitchen was fully equipped, plus more. There were plenty of towels provided. Could not really ask for anything more. We will definitely stay again, hopefully next year. Thank you for a lovely stay.
We have just returned from a fantastic week at this property, it is in a lovely location and the hot tub is an asset. Tom the host was very accommodating, nothing is too much trouble for him, Deffo return!

Fantastic holiday, accommodation was perfect, had everything we needed to make it feel like home. Plenty of space for 9 of us 2 families. Boys enjoyed the fishing and girls enjoyed the hot tub and wine. Will definitely be returning Tom was amazing nothing was too much trouble for him.
We enjoyed the views and general environment of the house. There was lots of space for the children to run around in and in the games room there was a computer console that provided amusement to both the kids and adults. Tom was very approachable about the kids joining in feeding the goats, sheep and Lama in the nearby field. In our view the property needed some TLC & small presentation improvements for what we paid to stay there for 2 weeks. Examples of this were ensuring cleanliness vacuum under furniture & under sofa cushions, removing the really strong urine smell on carpet in the upstairs bathroom, cleaning windows in the lounge to enjoy the views we did this, refresh appliances in the utility freezer seal broken & therefore lots of ice & wm not getting up to temperature, some mattresses needed replacing way too soft plus bed frame in the master bedroom is supported by an ad hoc wooden structure, windows & doors need attention to ensure they close lock, basics like hand soap could be provided in each washroom along with hooks to hang up towels, provide bedside lamps in each bedroom along with extension leads to nearest plug sockets, curtains blinds that fit and close properly fully, providing a clothes horse inside or clothes line outside, reviewing the games toys available to the kids whilst we appreciated these there were old batteries and dead wasps amongst the lego. On the midSaturday a guy who we assume was doing maintenance took a short cut through the cottages' garden to the garden next door many times and apologised each time why not just stop doing it? The communal bins always seemed to be overflowing even a day after they were emptied. The provision of recycling bins would probably be a good addition.
Beautiful home, everything you could want

The house was big and lots of space and the owners were extremely friendly and always available when we needed anything. Only issue was the dishes were all dirty so we had to wash everything before use. There was no basic dish soap or scourer provided and no cloth to wipe tables. Also there were a lot spiders and cobwebs. However, if you put that aside, great location and plenty to do.
This was a lovely big property. It was suitable for a large family with plenty of space. The hot tub was a real bonus.

Property was spacious and in a lovely location. Tom couldn't do enough to help and even lit the fire for our arrival to ensure the living room was nice and warm when we got there. The hot tub was lovely and the travel cot was ready for us on arrival. Any questions we had, Tom was kind enough to answer and also advised on local venues to dine and visit. I really can't recommend the place and host enough. We would love to return and visit again.

Thank you for allowing this feed back. On arrival which I had paid an extra 400pound for it wasn't clean at all. The freezer was iced up, so we had to get Tim round to de ice it. There was a horrible smell in the kitchen which was the fridge it was filthy we had to mop up and clean the top of the fridge, and the floor. The hearth wasn't cleaned. There was no toilet roll. The utensils were greasy and the pans had no lids, it was a good job we took our own dishes. The mattress es are to thin, and there was a plank of wood under our bed. Could I ask for someone to ring me please as I would like some sort of compensation, I have pictures to back this up. 1,300 was too much for a week for this cottage.
A lovely place surrounded countryside. Great for fishing only down side is can't go for a walk due to off a main road and shops about 10 minutes by car. People very friendly and if you have any problems Tom is very helpful and sorts problems straight away. I would stay here again.
Superb accommodation , loads of space. Just needs a little TLC but nothing major. Would definitely return.
